You will need valid photo ID (passport/driving licence), proof of your right to rent (visa/share code), proof of employment or income (pay slips/contract), bank statements, and references from your landlord and employer.
We use a professional referencing agency to carry out digital background checks. These include identity verification, Right to Rent checks, employment confirmation, and credit checks. The tenant’s previous landlord or letting agent is also contacted to confirm that rent was paid on time and to identify any issues during the tenancy.
The deposit is usually five weeks’ rent and is held securely in a government-approved deposit protection scheme.
Rent is paid monthly in advance by standing order or bank transfer.
You will need to obtain written consent for a pet, permission for a pet will not be unreasonably withheld.

Under current rules, you cannot usually leave a fixed-term tenancy early without a break clause or landlord agreement, remaining liable for rent until the end. The proposed Renters' Rights Bill (May 2026) will abolish fixed terms, allowing you to end tenancies at any time by giving two months' notice.
Yes, as long as the property is returned in good condition and matches the inventory report, allowing for fair wear and tear.
